Government Districts

The Villages is a complex real estate development covering three Florida counties and about 57 square miles of property.

Within The Villages there are a growing number of governmental districts. The districts (called CDDs) are known differently than the area you are living or renting in (e.g. Spanish Springs, Eastport, Lake Sumter Landing). The CDDs are different than the specific neighborhood village you know and love (e.g., Chitty Chatty, Rio Grande, Caroline!

So, start with where you live (or house you rent) is located within The Villages:

  • LADY LAKE/LAKE COUNTY: You receive services from one (1) district called the VCDD: Amenities, Fire Service, Water/Sewer
  • NORTH OF CR466: You receive services from three (3) districts including the VCCDD: Amenities, Fire Service, Water/Sewer, NSCUDD: Sanitation, and Districts 1 – 4: Maintenance, Deed Compliance
  • SOUTH OF CR466 & NORTH OF SR44: You receive services from four (4) districts including VCCDD: Fire Service, SLCDD: Amenities, NSCUDD: Sanitation, Water/Sewer, and Districts 5-11: Maintenance, Deed Compliance
  • SOUTH OF SR44: You receive your services from three (3) districts including VCCDD: Fire Service, SLCDD: Amenities (District 12-13 Only), WUDD: Water/Sewer, Districts 12-16: Maintenance, Deed Compliance (District 12 Only)

Ok, so what are these organizations?

  • Community Development Districts (CDD) 1 – 16
  • Village Center Community Development District (VCCDD) including the AMENITY AUTHORITY COMMITTEE (AAC)
  • Sumter Landing Community Development District (SLCDD) and the » PROJECT WIDE ADVISORY COMMITTEE (PWAC)
  • Brownwood Community Development District (BCDD)
  • Eastport Community Development District (ECDD) and the EASTPORT MAINTENANCE ADVISORY COMMITTEE (EMAC)

By far, the MOST IMPORTANT thing to learn is that you should contact your CDD representatives if you have ANY questions involving your house, especially for exterior modifications, maintenance, etc.

You should also know that the CDDs do NOT control any of the following:

  • Downtown Entertainment
  • The Sharon
  • The Villages Charter School
  • Businesses
  • Entertainment Shows at the Savannah
    Center
  • Real Estate (Sales, construction, rentals, etc.)
  • The Hospital and Medical Services
  • Law Enforcement
  • Home Construction
  • Tax rate/impact fees of Counties and
    Cities
  • Non-Villa/Non-District Street Signage
  • Mosquito Control
  • Animal Control
  • Traffic Signalization & Coordination
